On Track! Final Building Under Construction At Joe’s Hill Manor

(PLTM) - Minister for Labour with responsibility for Social Security, Hon. Vincent Wheatley said the Joe’s Hill Manor project is on track with the final building under construction at the moment.

The project, which is a housing community designed on the hillside under Joe's Hill, Tortola, is being carried out by the Social Security Board (SSB).

“Right now we are constructing the very last building and that last building should be completed the latest in April 2022. The other buildings for the most part are completed,” he told BVI Platinum News on Sunday, November 28.

He added, “Everything should be completed by April of 2022, exactly a year and a half ahead of schedule.”

In the meantime, the minister said residents are showing great interest in becoming homeowners.

“We have had several hundred persons apply to own homes up there, but we only have 52 units. So this tells us that there is a demand for affordable housing and this will not be the last project. There are some that will be available to the average person and some will be more in the medium bracket,” he added.

The cost of the homes ranges from $250,000 to $450,000.

Upon completion, Joe’s Hill Manor is expected to be a gated community that includes twenty-five buildings, comprising a collection of 52 residential units ranging from one to three-bedroom styled condos, single-family homes and townhouses, targeting first-time homeowners, plus commercial rental space.

“The Development's contracted time Mr. Speaker is roughly 3.5 years to complete in its entirety, with an estimated completion date of June 30, 2023. However, the progress to date impacts previously forecasted data by giving us a new estimated completion date of May 31, 2022 – thirteen months ahead of schedule,” he said during the House of Assembly’s April 15 sitting.

He informed that as of March 31, 2021, $8,433,679.31 has been expended on construction works, with $9,495,425.01 remaining to complete the project.

The construction is being done by James Todman Construction Ltd, while the property development component is the SSB's responsibility, with the project management component assigned to a third-party agency, STO Enterprises Limited.

The project first broke ground on April 20, 2017; however, it was suspended due to the impact of the 2017 hurricanes.

On May 28, 2020, the project recommenced, and a contract was executed between the SSB and the construction company and on July 1, 2020, site mobilisation works started.
